What exactly do I receive when I buy a plan?
A complete architectural drawing set as a PDF: fully dimensioned floor plans, all elevation views, sections and a roof plan. Select plans also include door and window schedules — check the product page for exactly what’s in each set.
How do I receive my plan?
Instantly. As soon as your payment is confirmed, a download link appears on screen and is also emailed to you. No waiting, no shipping.
What payment methods do you accept?
Mobile Money (MTN MoMo, Telecel Cash, AT Money) and Visa or Mastercard. Buying from outside Ghana? Switch the currency to USD at the top of the page and pay by card.
Are the plans permit-ready?
Our drawing sets are complete architectural drawings — enough to know exactly what your building will look like, get preliminary costs, and brief your builder properly. It’s a far better starting point than undimensioned floor plans taken off the internet. For a building permit application, your district assembly will also require structural drawings, which a local engineer can prepare from our plans — or you can request our structural drawing service for any plan you buy from us, at a fee. Permit-ready packages with structural drawings included are coming soon.
Can the plans be modified?
Plan modifications aren’t offered just yet — the service is coming soon. In the meantime, choose the plan whose layout best fits your needs, and if you’re unsure which one that is, message us on WhatsApp and we’ll help you choose.
Do you provide CAD files?
Yes — CAD files are available as a paid add-on. Contact us on WhatsApp or by email for pricing.
Do you offer a Bill of Quantities?
Yes. A Bill of Quantities tells you what your build will actually cost, item by item — the question every builder in Ghana needs answered before breaking ground. Pricing is tiered by plan size: ₵4,500 for our 3-bedroom townhouses (L-Frame, Strata House), ₵6,000 for our 4-bedroom homes (Luftstrasse, Timber & Teal), and ₵6,500 for the Lattice House. Order directly from our Bill of Quantities page — pay upfront and it’s delivered to your email within 10 working days.
Can I build the plan more than once?
Each purchase includes a licence to build the design once. Building multiple units — an estate or rental development? Contact us for a multi-build licence; it’s more affordable than buying the plan several times.
What plot size do I need?
Each product page lists the minimum plot size for that design, in feet and metres. Not sure whether a plan fits your land? Send us your plot dimensions on WhatsApp before buying and we’ll confirm for free.
Do you offer refunds?
Because plans are digital and delivered instantly, sales are final once the file has been downloaded. Bought the wrong plan and haven’t downloaded it? Contact us within 24 hours and we’ll swap it or refund you. Faulty or incomplete file? We’ll fix it or refund you in full — see our Refund Policy.
I live abroad. Can I still buy?
Absolutely — a large share of our customers are Ghanaians overseas building back home. Switch the currency to USD, pay by card, and your download arrives instantly wherever you are.
